Of all the decisions your building might make, your choice of contractor is one of the most critical. We recommend that you consider the following points before you make your final decision:

  • Check for a permanent place of business, telephone number, tax ID number and, when required, a business license.
  • Ask to see a copy of the contractor’s liability coverage and workers’ compensation certificate.
  • Look for a company with a proven track record. Ask for list of references and completed projects. Make sure you get contact information for board members, property manager and engineers/architects.
  • Ensure that the contractor employs qualified individuals who understand the construction documents.
  • Call your local Better Business Bureau to check for any complaints that may have been filed.
  • Have the contractor explain the company’s quality control procedures, site safety plan and on-site supervision.
  • Carefully read and understand any warrantees offered and be aware of provisions that could void those warrantees.
  • Keep a healthy skepticism about the lowest bid. If it sounds too good to be true, it probably is.
